In the Seattle Market, there are a ton of factors that come into play for getting top dollar for your home. In addition to covering the cost of staging for your listing, photography, marketing materials such as flyers and more, I advise my sellers on all of the myriad ways in which you can maximize value and cast the best light on your home when it hits the market. I do hours of research of comparable sales (as well as those that didn't sell within an adequate timeframe), analyze how the market is trending and even call around to other listing agents to understand what went right or wrong with their recent listings in the area. I'm quite familiar with the questions such as when you should list, how to price your home and in what condition it should be presented. And as I also actively work with many buyers, I've got my finger to the pulse of what the buyers in the market are after.
If your home needs improvements, it can be overwhelming to think through all the different projects you could potentially take on to maximize the price you'll fetch, but I have an eye for the types of projects you can do prior to listing which will be most likely to attract more buyers. I'll also tell you the things that won't give you a worthwhile return on investment. Once we have a clear picture of costs, mortgage payoff amount and pricing, I will put together a net proceeds statement so you know how much you can expect to take home (the next home, that is). You can lean on my large network of home service professionals to make sure the work is done right, for the right price, and on my ability to manage this process on the timeline we decide. After all, my goal is to not only maximize the sale price, but your overall profit.
